Need to determine sq. feet per person and cubic feet per person, which deals with ceiling height and energy utilized per person. Is a two story with seven foot ceilings and a steep stairway between the upper and lower level the way to go. Also, pedestrian time versus cave time and proximity to transportation.

Didn't NY get to outrageous rents by having rent-controls?? No incentive to add more units = shortage created by policy.
